How notices arrive
- Management emails residents about planned water work several days ahead, with the date, the hours and the buildings affected.
- An emergency repair can come with only a same-day email, and sometimes without an end time.
- Owners who rent out their home: forward these emails to your tenants.
Before a planned shut-off
- Follow the current notice. The steps can differ from one job to the next.
- In August 2025, for example, management said the water would go off when the crew arrived at each building, and asked residents to turn off water-sensitive equipment during the work.
- Past notices planned about 1 hour per building on Tue, Jun 24, 2025, and about 2 to 3 hours per building on Wed, Aug 6 and Thu, Aug 7, 2025. For backflow tests at the Courts on Thu, Jan 22 and Fri, Jan 23, 2026, the notice said 1 to 2 minutes per device.
Leaks outside
In March 2026, management said it had reported a leak on a public water line to San Jose Water Company, which repairs those lines. On Thu, Apr 16, 2026, management said a repair would keep the water off for nearby buildings from 5:30 to 11 p.m., and sent updates by email.
Work with no shut-off expected
For some work, management does not expect a shut-off, and the notice says so. Two examples: the sewer maintenance from Mon, Sep 14, 2026, and the backflow repairs on Fri, Oct 23, 2026.
A leak in your home
Call management right away. The numbers are on the Emergency page. If there is a fire, call 911 first.
Questions
